@Kacie Benson I started buying an investment property first while still renting (in the same city). The investment property started making me money that I could put to work so it didn’t make sense for me to live in the same house. If you can move to a smaller / cheaper place and save money that way, it will only speed up your process. Good luck!

@Chase Hoover smartbnb is the bomb! I’ve been using it for over a year and L.O.V.E it. It’s a game changer - I just wish it offered a website per listing like lodgify does. Aside from that, it’s perfect for my needs (13 units at the time)

@Jingru Sui hi there, I have a few properties that I successfully arbitrage and I love it. I can set them up quickly, don’t have tons of money tied up, and it generates monthly cashflow. There is plenty of information online on how to connect with landlords on this topic but my advice is always being transparent and listen to their needs, then work towards common ground. Good luck.

@Joe Splitrock I can totally understand that. I have a hard time expecting guests to be a reliable method. They would not only have to take theirs to the curb but also bring the large bins from the back and put them out front. I’m happy to read it has worked out for many others. However, I still think it might be too much of a hassle in my case as most of the people who stay at my places come to enjoy the night life (they check-in late and wake up late).

@Lauren Kormylo very interesting, thanks for sharing. I wouldn’t have guessed that guests would be required to bring sheets and take out their garbage while paying a nice fee.

@John Underwood I have considered creating a master list of supplies on amazon (with enough supplies for about 6 months) and having it shipped to each of the units twice a year. Since we also have locked ‘cleaning closets’ in each of the units, the supplies can be stored without a problem. Thank you.
