I know this is not what you are asking, but make sure you use a good reputable qualified intermediary when you do the 1031 exchange.

One option is to use a turn-key company. Also, you should check out the book, ""Long-Distance Real Estate Investing". It's a good book.

I personally like to have more than $200/m, but it may work if you have multiple units to lower the variance.

Only you can decide what kind of CoC is good, but I would recommend to have a combo approach for both CoC and cash flow. I'm exaggerating, but you can have CoC of 50% with $1 cash flow or $1,000 cash flow with CoC of 1%. Both are obviously terrible.

Some use HVAC less than the others maybe to save money.

@Account Closed Lately Xero had added some new features to customize different reports, if not as good as QB. I'm OK with the way I can customize the report.

This is just my opinion, but I would use your mental energy to get a property first before you think about how to setup LLC. Don't worry about asset protection when you don't have one.

Thanks Nancy. A few more months before QuickBooks 2019 will come out (I think), so I'll wait at this point.

Good information as always Nancy. 

When I upgraded my computer, the screen resolution changed to 4k, and since QuickBooks Desktop version doesn't support 4k, I had to find an alternative. I wanted QuickBooks online, but if you want the class tracking feature, it's $60/m! That's way too expensive, so I decided to go with Xero with $10/m. It does the minimum of what I need, but not as good as QuickBooks. I hope that the next version of QuickBooks will support 4k, and I'll jump back.

Many of them are not that expensive, so just go and you can make your own decision.
