I'm confident I can still close, but feels sketchy putting a deal under contract when I don't have the sufficient funds to close the deal myself.

Thank you all for the advice!  Of course, intentions are to ALWAYS close.  Just want to be prepared for an absolute worst-case scenario. Sounds like I should continue to build my buyer relationships, as well as more relationships with other wholesalers, and perhaps private money lenders.

Check out "The Book On Estimating Rehab Costs" by J Scott. While there may be quick shortcuts to broadly estimating costs (70% rule); learning estimates specific to your area that is pretty damn accurate can be very powerful.  Especially if your Real Estate journey goes beyond wholesaling!

I understand with my added contingencies it's not illegal to cancel the contract. However, how does this process work and who do reach out with to let know?

Shooting for simplicity plus professionalism when marketing my contract to investors.  Are there any websites, that will format my conservative comps, pictures, information, etc. that is preferred by many of you investors?  Thanks!

Appreciate it!  Seems relatively simple,  I definitely overthought this process.  I will be scheduling my appt. with the Real Estate Attorney I'm currently in touch with as soon as possible.  As always thanks for your reply!
