Out of the 7 SFR properties we purchased last year in Huntsville, only 1 came in about $8,000 lower and I think it was actually undervalued but it gave us ammunition to go back to the seller to renegotiate. We ended up splitting it so the price came down $4,000. 6 months in, valuation is $30k higher than our sale price.

I just purchased a sfr in Columbus as well and so far, I’ve had a great experience with Donny Thompson + team from Era. Check with them to see if they cover your area.

@William Richman Following as I would also love to be able to find a local CPA that is more focused on REI.

@Jeff Henderson I’ve actually appealed an appraisal and with better mls comps for a heloc recently and at least based on that experience, it seems that the banks are not as amenable to changing their original position. Luckily, I did end up getting it from another bank who did appraise it appropriately.
My best advice is to do your ARV estimate on the conservative side so even if it doesn't come out as high as you thought, you gave yourself some cushion. Good luck!
