Have everything set up in advance so there is very little on the "to do" list. Have markets identified and potential property, property management interviewed and chosen, insurance quotes, etc etc. Having just gone through my own 1031, I eliminated a lot of the stress by being ready once that 45 day identification clock started ticking, and the 180 day closing window. It was stressful enough, but this helped big time. Or just go DST/syndication and be relatively worry free. Personally, I'm at the door acquiring stage so it was a fit for me.

 Dylan would know better than me since he lives down there but from my visits, Foley is in a good location. Closer to the gulf then to Mobile and the Eastern Shore towns. Lots of new construction but that's everywhere in Baldwin. It's all about the deal no matter where you choose right? Feel free to reach out anytime if you want to discuss Bobby.

Baldwin County AL is an excellent choice but everybody knows about it now. The deals are harder to find in my experience but they exist. I'm actively looking for property there to go along with my Florida investments. Can't beat the Southeast to both live and invest...

Newark.  Detroit on the other hand, isn't given credit for all the great things that it has.  The press for years has had their fun trashing it.  Too bad they have their head you know where.  It's easy to repeat what you've read.  Just as easy to rate as city based on a layover at an airport.

Did I hurt your feelings Joe? Don't worry, you're a big boy, you'll be ok I promise. Like I said, the airport was nice. The rest of it, enjoy yourself, invest to your heart's content my man!
