It can be done, there are some extra details but yes. Identify the land + build cost within 45 days and complete the project within 180 days total. @Dave Foster will give you a more complete answer but you are not out of bounds.

The LLC is still going to pull from your credit and DTI unless you develop corporate credit. Many lenders won't lend to LLCs also which is another issue. DSCR loans are one way to go, the loan is based off the property itself and it's income. Nothing required from you but a decent credit score and downpayment. The catch is a higher interest rate. Search the forums for DSCR and you should get a lot of information. Partnering with someone else is also another way to go to spread the DTI.

I already have an LLC registered in Nevada but have not used it yet. If I want to buy a couple properties in Florida under the LLC am I free to do so? Or do I have to have a Florida LLC?
