@Patrick Jacques I think whatever you can get to work. I've tried 91 days to 6 months and I would always check to see if the property did transfer either on or off market before I made contact or if it had been rented out.  Good Luck!

@Rochelle Wilkinson, since you already own a 60-unit complex, I would encourage your son to get his CCIM designation (http://www.ccim.com/about-ccim/what-ccim).  An RE license, is really only geared toward Residential; not true Commercial RE.  Having him understand Commercial RE and it's principles are key.  I believe he will need a College Degree, so have him continue on that path also.  I concur with @Jay Y. about Engineering (very diverse and it can take you anywhere; technical or business) and of course I'm biased because I am an Engineer.  Good Luck to you and your son.

@Matt Jones you have a MLS number which means it is listed with a Realtor. What is your Agent telling you or are you the LA also? If your LA is not giving you any advice or suggestions as to what is going on then that is a major problem. As for the offer you got and where not willing to take, why? Low balls, etc. I believe and always try to work the 1st offer (when it's not a multiple offer situation and the seller is anxious to sell) as much as possible. If you have had multiple offers, that your Agent could not negotiate for you then you have to ask yourself are you being realistic in your expectations. Good Luck

I think with anything, location & amenities are key.  Our 4-plex is all 1/1 'sand even though some of the tenants do not stay long (over 2 years) we never have an issue getting it rented out.  It is near a Hospital, and we attract graduate Law students or those doing their residency at the Hospital.  What makes our 4-plex unique in the market, it is a nice size (800 sqft, W/D, etc).  We have tenants all the time that would choose our place over a 2/1 due to the size.

Yes be sure to read the agreement, it could also include non-MLS properties IF (emphasis on IF) the agent makes you aware of those properties and he/she is the reason you are interested in buying that said property. In those cases, you may have to pay the fee out of your pocket. I hope it works out for you.

Post: I Keep Getting the Same Forum Announcements

Is it just me or what? Since yesterday I have gotten the same forum announcements for the forums I have tagged over & over again.  It is the same email, not a new discussion. My email is being flooded! I am using a Go Daddy email account and am trying to figure out if it is their problem or a BP problem. It is getting annoying.

@Kyle Grimm I was also told to disclose, by my Broker, when I was in MS, when I would meet with new tenants when trying to fill a vacancy.  I was self managing my rentals. That was news to me, but later on I understood more of why and was glad I did.  Some tenants will be represented by agents at times (rare) even on non listed rentals.

@Aaron Rickett I would think just Texas and it may not be all of TX. Generally, MLS access (closed sales price and other pertinent information) is via the association you join. I have access to properties in the DC area (DC/MD/VA) and it also includes some WV & PA areas. However when I was in MS, my MLS access was only the Jackson area, it did not include Northern MS, Vicksburg, etc..... I believe TX is like MS and is non-disclosure so the MLS is key in getting the actual sales price.
