@Darren Sager - count me in!! 

I'm currently working on a decent size rehab project and have a contractor who is providing some pretty high quotes for the framing work. Does anyone have a good framer who has done work on adding additions to older houses (built in 1895!) in the Northern NJ area? If you do, please PM me their information if possible. I'm looking to have someone who can begin immediately.

Hi @Alex Nunez, I'm currently working on a rehab project and using crowdfunding to finance it. The company I am using is Patch of Land and they have been just awesome to work with so far. They are based out of LA but the majority of their projects are on the east coast, with a good amount in NJ so they are very familiar with the market here.

thanks @Todd Whiddon for the great pics and description of what you did here. The finished product looks fantastic - congrats! Question: Did you have to pour any concrete piers or drive metal ones into the ground below your foundation footings for additional support?

If you don't mind me asking, how long did the overall project take? Also, did you end up doing the foundation wall 2x and then decide to tear the whole thing down and start from scratch? Or did you keep the foundation and just build up new from there?

Thank you @Darren Sager for arranging yet another great meetup for the NY/NJ area investors! All of your hard work and effort into making these events happen is very much appreciated.

That's an interesting fact that you mentioned about the "highest" rate for residents moving out". Do you mind if I ask where you go that info from @Eric Mass?

If you don't all mind me asking, what kind of returns are you getting from your JSQ investment properties? Are you able to meet the 1% rule or greater?
