I have an excellent credit score of 810, but the two lenders I reached out to are giving an Interest rate of around 5.375% for 20% down... it's a conventional loan for an investment property in Arizona. I thought it would be around 4%. Appreciate any leads on lender/mortgage company that you work within Arizona that quote better rates. Thanks !!

Hi, we are considering out of state rental property investment  (buy & hold) Jacksonville, FL. Our budget is upto 150K.

~ How is Riverside neighborhood for rental investment? Anything to be wary about that neighborhood?
