Hi, 

Many of you use WIX.com for creating websites and end up paying exorbitant prices (up to $30 a month).

Website hosting should not really cost more than $15 a year. 

Assuming that you bought your own domain name from sites like godaddy ($10 )and use FREE hosting from github pages,   https://pages.github.com/

I made this tutorial on how to circumvent wix payment, use their designer , download the end product and host it on your own

Hi Fellow investors

I am currently scoping out the mid-hudsonvalley (Poughkeepsie, Fishkill, Beacon etc ) for potential investment with a BRRRR strategy.

I am compiling some information, considered staple for farm area search, like crime, school quality, vacancy rate , tax rate etc on a google map, which can be exported to a KML file .

The data source is mostly google and US census. I would appreciate if you provide some feedback/more data points you would like to see and better data sources.

I have been driving around mid hudson valley during weekends , getting more and more interested in that area

The trip was great. I am going there tomorrow again. 

I spoke to gas station owners, locals, NYC transplans.. students and even cops.

Took a walk across high bridge in poughkeepsie and wondered, why, with solid employers like IBM , natural beauty and so many educational institutes, Poughkeepsie was overshadowed by Beacon,

Also marveled at the beauty of Newburgh. 

I spoke to couple of investors on phone and hope to meet @Eric Hrlbock this weekend.

I know this is kind of last minute. I am interested in investing in a decent neighborhood for good cash flow withing 2 hours of driving from NYC. 

I am going to drive through cities/towns of Hudson valley tomorrow, 4/15/2017 and 4/16/2017. If you are interested in this area, I can pick you up along the way. (I am driving from Lowell, MA)

I did a quick trip through NewBurgh, Beacon, Poughkeepsie, Kingston, Troy, Scranton, PA etc a few months back. I feel this area has potential and I should drive deeper into it.

I work at IBM in Lowell, MA . I will start early in the morning. Give me a shout out if you're interested.

I am also booking an airbnb at Beacon , and plan to asses the airbnb profitability there.

I just came back from driving around cities in upsate new york, beacon, poughkipsee, albany, troy, kingston and rochester.

Its amazing how much Rochester has changed since I graduated. The downtown seems more vibrant and getting gentrified with trendy apartment building .

Back in the day, 2006-2007, when I was a grad student at the university of Rochester,19th ward was a no go zone for us, especially, the fresh off boat foreigners. 

Has it transformed ?

1. Anyone can open LLC in USA, even a foreigner (and from Iran at that!!)

2. But, if you are living INSIDE USA and are on H1B, you cannot work for that LLC and get a salary (W2 or 1099)

3. You can only be a passive investor

4. If you are born in India, the Green card can take up to 15 years AFTER BEING APPROVED! So, waiting 12 years for GC or EAD is out of question. 

5. I think passive income is legal (rents) but not active income other than your employer(like airbnb/uber etc )

Can you appoint someone as the manager/CEO of your company ?

 1. Your US citizen/ Green card friend

2. Your H4 Ead spouce of your friend

3. Your sister in India ?

I used to be on H1B myself for a long time, and I had a money making IT company( very little money )

However, with real estate, the stakes are much higher. I would suggest you seek professional help. and, when you do get the solution, please enlighten us all.

I lived in New Haven for four months and the weekend commute to New York was easy with the metro north train. I have great memories of my stay and hence starting here. 

I went to grad school in upstate new York (Rochester) and I liked it LESS than Connecticut. However, I am doing some research on cities and rural areas along the Hudson line and up to Albany. I am going drive down to a few cities later this month.

I lived in Journal Square, NJ and Rutherford , for a couple of months. While I did not enjoy that much, I am not opposed to looking at that state too. 

Philly is also within driving distance of NYC.

I would be very curious where your research leads you. 

My thing is, I want to get my hands dirty soon, and I have learned that good deals can be found anywhere. 

Let's stay in touch. 

I will write a summary of my research on CT and upstate new york , once I am done with it.
