It's a bummer that Fairfax County limits this to 60 days per year. Might be worth it to still convert it to a long term rental in that case if the numbers make sense. Thanks for the heads up!

Hi BP friends,
I have been thinking about converting the basement of my primary residence in Herndon, VA into a short term rental. The plan is to add a full bathroom to the basement, and then walling it off from the main house by adding a door for privacy reasons. The basement will still have a separate access and is half a mile from an upcoming Metro stop for easy access to the airport and Washington, DC. I'm wondering if anyone here has done something similar and what you're experience has been? Thanks in advance for any insights :)

@Alex Craig do you have a way to check for potential title issues before getting to closing? The only thing that comes to mind is reaching out to a title company to run a title search but was wondering if there's anything else you guys use in the preliminary stages

I'm also an investor in the area and have been looking for cash flowing deals. As Aj mentioned, finding multi-family properties in Northern Virginia can be tough. I've seen a few pop up near the Winchester area. Not sure if you're looking to invest in that area but I might start there if multi-family is what you're looking to do. Best of luck!

I'm also a California native that moved out to Northern Virginia to pursue similar goals. I got my real estate license earlier this year and joined with KW Metro Center in Arlington as a part-time agent. I agree with @Charlie MacPherson that it felt like a constant sales pitch to buy into their training programs (e.g. Ignite & Bold). I'm sure they're fantastic but I wasn't able to afford them at this time since I'm just starting out. That being said, KW does provide great free training besides the 2 programs mentioned that I found very helpful. I recently transitioned out of KW to a more cost effective brokerage for the time being. I can't comment much on eXP since I haven't been with them but I've heard some great things from other agents about them. Best of luck in your journey!
