Appreciate the input @Matt K. That's what I've heard from family in the area as well. I will find a way and be happy to report once complete! May not be soon, but I'm determined to stick with it.

Yes, we have been looking on the MLS at prices. Properties that fall in our range have been halfplexes or single apartments. There are a few houses that are near the range that we're calling on. Really interested in some sweat equity!

@Matt Lowery Looking at $70-120k for the purchase, though would like to stick to the left side of that for this particular situation. I'll have a better idea once I hear back from some hard money lenders- I think I know where I stand but don't want to assume! Thank you for the reply.

@Logan Freeman Thank you for the quick response. For my brother-in-law's living arrangement I am solely focused in Kansas (job location, kid's school, day care, family). Things change so I'm not ruling Missouri out for him completely... I understand multifamily will be hard to come by but also recognize the many pros they provide as rentals (and in my case a sort-of house hack). Once that situation is settled I'm open to additional investments on the Missouri side. KC and the surrounding area is a great place- very excited to be back after 14 years!!

Greetings BiggerPockets community! I have seen a number of posts for people starting out in the Kansas City area and am slowly contacting those with local knowledge (thanks in advance!). I'm ready to buy in KC as an out-of-town investor but soon-to-be returning home to KC (military). Recent events have pressed more of a NEED than a WANT- looking to get my brother-in-law into a flip or BRRRR-type property for a few reasons: 1) Get a young single father an alternative living arrangement to current situation 2) Allow him to pay down debt 3) Get him interested in real estate investing for lifelong financial benefit. Outcomes could be 1) No interest in real estate and I end up with a flip or rental 2) Takes interest in REI and I have a partner.
I have received so much free education from peers involved in RE investing and though my practical experience is limited would like to start passing as much knowledge as I can. Trying to "flip" a somewhat negative situation into something potentially positive and long-lasting.
Looking to network with KC wholesalers, investor-friendly agents and other investors new and experienced to build mutually beneficial relationships. I'm limited value-add in KC at the moment but will be more useful once the move back is complete next year.
Specifics: cash, seeking 2/1 to 3/2 SFR or multiplex, flip or BRRRR-type, possibly turn-key if time becomes an issue. Ideal area is Olathe, Overland Park, Shawnee, or generally along 35 SW of the city.
I really appreciate what the BP community has provided and will continue to provide to countless investors!

@Drew Sing Great stuff! With labor contributing significant cost to a rehab what a great way to increase your margin. Leveraging the increasingly share-friendly connection websites is excellent thinking. Totally agree with the responsibility of not viewing those sites as free labor though. I particularly like your laying out of the tasks of the day and having a discussion in the morning with your helpers...
Concerning liability, probably worth a discussion with your insurance provider and/or an attorney to ensure you're covered adequately. As with most things, open communication will protect the interests of all involved! Host/helper/insurance/contractor etc
