Yes. And you may need residence in that state in order to qualify. Check with your target market.

Your dad could take a mortgage and then a couple of months in transfer ownership to you.

There is a tiny chance that the bank will call in the loan when ownership is transferred but from everything I've ever heard, as long as the new owner keeps on paying the mortgage, banks don't seem to exercise this option.

You'll not have to be qualified by the lender when ownership is assigned to you.

Pros - very low down payment

Cons - must be used as primary residence for 1 year. Need to refinance to be able to get rid of mortgage insurance.

You'll find that taking a couple a minute to add a profile picture will do wonders for the kind of interactions you'll have here on BP.

As to where to invest, that depends heavily on what you are trying to get out of investing?

Are you looking to buy & hold? Are you looking for cashflow or appreciation or to shelter your income from tax?

What's your time frame? 5 years? 30 years?

If there is an are in SoCal you are considering, go on the MLS and analyze a thousand properties in that market. If there is somewhere out of state, do the same. You'll be able to have a much more useful conversation if have some subjective opinion on potential markets.

Start going to REIA meetings and get to know all the people operating in your market.

Figure out what you have to bring to the table and work on demonstrating that to the investors you meet.

One is established by your municipality the other by the people buying and selling properties.

Tax assessors determine value according to criterea that are not necessarily the same as the ones that influence what people buying homes are willing to pay for it.
