Just an update. I started a new campaign about a week and a half ago to increase my buyers list. I used a jpeg clickable image hosted by photobucket and directed it to my squeeze page. I am in a town of around 100k people but not a large number of investors. My squeeze page just asked for their name and email address (wanted to keep is very simple for the fear of people backing out).

Results.......... 184 new buyers added to my list. Obviously there will be some who I will never hear from again but it only takes a handful to be successful right!. I am very happy with the results and wanted to share.

Exactly! With the right form you will have all the information you need to decide how to proceed. The main objective is to bring in leads for wholesale deals. If the seller wants/requires 90% of their value then it wouldn't be a good wholesale deal in the first place. Where you drive the deal after that is up to you.

Of course the 60% can be changed to whatever number you want but that's the number I use on my wholesale deals. If you want to do 70% then that's totally up to you. In my market I'm dealing with properties under $60k so a 10% variance is not as large as a $200-$300k price range.

Obviously I am all for this and some are not. That's perfectly fine with me. I want to move forward with the project. I've got a seller's lead form that I use on a daily basis and I could base my "offer page" off of it or tone it down. If anyone has a list of questions to be asked on the page I would love to hear them.

What I'm hearing is if a property owner owns their property free and clear you would offer them more money for it? I belief is that when you get away from the formula is when you run into trouble.

I believe that the bigger picture of this marketing campaign is being missed by some. The goal is to bring in seller leads that you would have been missing in the past. Even if the offer is too low for the seller you can still meet with them and negotiate.

Put yourself in the shoes of a motivated seller. They see an add that states "We buy houses for cash" but do they call? Maybe. They see an add that states "Get an offer for your house in 10 minutes", do they call? Probably. It's all about the conversion.

I have been using a website called craigslistadtracker.com (no affiliation) to monitor my current buyers list campaign and it is a very good tool. Once this is up and running I can post the results of a "We buy houses for cash" vs. "Get an offer on your home in 10 minutes" campaign.

David- I have used weebly.com before but I don't remember liking it even if it's free. Do you know if you can create a form that has a built in calculator? Does it produce a HTML form code?

An immediate offer and someone to buy their house now.

So with this in mind I have been contemplating a new marketing plan.

I want to market something to the effect of "Get an offer on your house in 10 minutes." This could be used for craigslist marketing, direct mail, etc.

The "Get an offer" would direct the seller to a page on my website where they would enter their information. The key to the website is that the seller will also be asked for their estimated value of home, low and high. The page will also ask for estimated repairs needed, low and high. When they "submit" the form a calculator will take the low home value and multiply it by 60% and then subtract the high repair value to come up with the "offer".

Of course there will be other questions such as contact info, mortgage balance, liens, house specifics, etc. There will also be a disclaimer that offers are subject to verification of information submitted.

So has anyone here built a page like this? Suggestions and comments are welcome! Anyone want to work on this project together?

I have read a lot of posts that you fellow wholesalers are using craigslist ads with success. Could you post you exact ad for locating buyers and sellers and let us know you response rate? Thanks!
