Just a guess but are you from the Crawfordsville area? I'm from that area as well.
I'm a broker with Keller Williams, flip houses, and have 100+ rental units in Evansville. West Side has always show strong rental amounts if the house can be purchased at the right price. If renting to college aged kids don't forget to factor in turnover. South of UE is also a good area and deals are always coming up. When you are ready to buy let me know!

@Ryan Peach Be careful buying multi family just to hit you expansion goals. Maybe try a duplex or a triplex and see if you like it first. Multi family comes with new issues and also exit plan issues. I personally don't care for them and have sold most of mine off and become single family heavy which I like.
I'd also suggest sitting down with your current finances and goals (minus the 5 year timeframe) and see how long it would realistically take. My guess is a while. My bet is your going to run into financing issues quickly and that will be your biggest obstacle. To hit a 5 year goal you will have to line up private financing.
From personal experience I believe units 5-15 was the toughest. That's when you'll run up against the financing issues and unit turnover issues at the same time.

Post: Insurance for 17 unit Class C complex??

I currently have insurance though Accuity on a 17 unit Class C apartment complex. I recently filed a claim, they denied it, and are now dropping the policy. I need to find a new carrier asap and have not had any luck. Can anyone point me to a company or broker that could help?
