@Micah Livengood You could probably do a subject-to if she will let you take over the payments, and get her caught up.. That's just a bunch of paperwork and doesn't require a lawyer. 

Be careful with the water damage and mold.. You should seriously consider getting dehumidifer(s) and fans running to get that moisture out of the house.. I had a basement flood recently, and my moisture content was over 70%, and mold was going rampant. Even in the dead of winter mold can grow.

@Jeb Brilliant I am not familiar with them, but I do not see them listed on MIBOR(local mls). That doesn't mean they aren't licensed, but might check to make sure. In order to manage properties for other people you have to be a licensed managing broker in the state of Indiana.

@James Allen Not sure if this has been covered, but you may have a hard time finding someone to hold your license if you are out of state.. In Indiana someone has to hold your license for 2 years before you can go out on your own.. You'll probably just need to call around and ask.

@James Denon  I believe I am doing what you are speaking of here in Indianapolis.

I generally help investors with the purchase, manage the rehab, handle the property management, and help with the sales on the back side. We can do any part or piece of that puzzle as well..

It's a pretty involved process, but happy to discuss with you over the phone.. You get a pretty good savings in the process over traditional turnkey providers.

@Mia Chatman  You are entitled to your opinion. There is plenty of reasons most of us in Indy will not handle section 8. Makes a niche market for you folks though.

@Steve Yang@Dotan CooperBe very careful with section 8 in Indianapolis. It's not all it's cracked up to be. There's quite a few reasons a lot of people steer very clear of Indy Section 8.  We do not handle it with our property management company.
