I had the same problem in the house I used to live in. I had considered installing flower beds full of rose bushes along the property line. Those thorns are sharp! A landscaper could help you make it look nice. A few times they kept leaving bikes in my driveway and I took them all and put them in the garage. Didn't have any problems after that.

When the house is done being rehabbed, add the tallest, solid fence in that rules will allow. Fences aren't to expensive and trust me, buyers will love it.

I agree with Wayne as well, numbers that good make me think twice.

I'm sure there are other details to use. Whenever I try to figure out my net income I take my gross income and subtract 20%(30% if doing property management) right off the top for vacancies and repairs, then subtract taxes, insurance and debt coverage. I aim for 150 to 250 a door. Also with apartment complexes you have to know what utilities tenants pay for and what you pay for. If 140k is the true net, then I would say this is a good deal.

May I also recommend you invest first in Langley and perhaps spread out after that? Perhaps you might find you like investing locally after all?

Sounds like a better flip than a rental. If your ARV is correct I would offer 91k minus repair costs and flip it.

I can promise the government won't catch someone, but other investors will. I keep a close eye on homes around here and an OO being rented out wouldn't slip by. I've juggled the thought too but a year is a long time to worry...
