I agree. I'd like to establish a great reputation going forward. Is laminate flooring considered to be "cheap" and not desirable in middle class neighborhoods? I know on higher end flips there is an expectation for hardwood. I just never knew that laminate was looked upon in a bad light. I personally would prefer a good laminate instead of carpet as a new home owner. Especially if it is a first purchase.
I do understand though that these tastes are market specific.

@James Masotti I like your way of thinking on this and tend to agree. @Russell Brazil I will rely on the opinion on my agent for this.
If I do settle on laminate, any thoughts on thickness? 8mm or 10-12mm?

@James Masotti There seems to be a mixed bag some homes in the neighborhood have hardwood/laminate (hard to tell from some of the photos), others have mostly carpet. One of my comps says hardwood in the listing. I will talk to my Realtor tomorrow. Thanks for the tip.

@Mike Makkar thanks for the response. It will be roughly 1600 sf. The laminate at 1.99 sf or the hardwood at 3.99 sf

I am looking to flip a home and would like to run laminate flooring throughout (except in the bathrooms and utility rooms). The home should sell around $170k in the Cecil County, MD area. Should I consider using hardwood floors instead or would a nice laminate be adequate? This would not be considered a high priced home at 170k by local standards.
Also, if I go with laminate flooring, should I stick to 10-12 mm thick or can I use an 8 mm without any issues? I saw a good price/design on a 8mm that I am leaning towards.
Thanks for your time.

@Britt Treece Ha! That would be interesting if there was an Inspector Geek. That was my mistake.

How reliable is the home inspection report (or PCR) found on the HUD website? Should I get my own property inspector to take a look at the home or should I trust it? Also, can someone briefly explain the Escrow Description section of the Property Condition Summary? The specific summary I am looking at lists a few items including the following:
- Install Smoke Detectors
- Install Missing Blow Down Pipe
- Install Cap on Open Sewer Line
Then there is the following:
- Total Escrow Amount 0
- 110% of Total Escrow Amount 0
Thank you in advance!

@Scott Lewis You mentioned that you create a package to present to the bank in order to assist in their decision. Do you mind listing some of the items you include in your package?
Thank you
