Hey BP Fam! 

My fiance is a realtor and she supplied me with a list of preforeclosures in basically the hot spot areas in Houston.

With me being a newbie, can anyone tell me the best approach when contacting these home owners that are going through these hardships?

If any one has a good script are know of any great scripts i could get some ideas from that would be helpful.

Also, would it be best to contact them through direct mail first or just go all in an call?

Would also like to offer them help with relocating with my fiance or should that wait till later?

From what I see the property is paid off. 

I'm having trouble finding the number to contact them, but I will be riding by there this week I am planning to put a note on the door in the hopes of getting a response. In the meantime I will keep searching for a contact number.

Wow Zachary, that was great information man! 

I never thought of property management in that aspect but it definitely could serve useful in a multitude of ways for what I am trying to do.

My fiancé wants to eventually go into pm so it could serve useful. 

But what I would like is so one investing experience and some success to basically help me over some hurdles and to help set up my business correctly to avoid as many risk and mistakes as possible.

Everyone knows all successful people in all industries have had some sort of mentor or coach to help them along the way. It's just smart in my opinion. That why companies have consultants, management, and others in place to help keep the intergrity of the business and the intergrity of the business owners intact.

I've tried doing this on my own, and I prefer to work smart rather than hard (though I'm not afraid of hard work). But guidance, discipline, and structure are keys to success I think, but to start guidance is essential. Because without how do you have discipline and structure?

I do like the concept you brought to my attention and it I can definitely see the benefits from it, but I still would like to find a personal mentor/coach to help me along the way.

Zachary, I appreciate your input and thank you for taking the time out to comment. Your words are something to consider, especially if finding a mentor is not a option for me right now.

Hey BP Fam, I am a new investor in Houston, TX, looking to get started on the right foot. 

I have experience in rentals but that was from over 10 years ago in a completely different city, state. I did a wholesale deal (my first one) within the last 5 years but was also in a different city and state.

I have only been in Houston for just over 5 years and I believe I know the market somewhat.

My fiance is a new realtor for kw, which she is helping me obtain financing currently. I am preapproved for up to $130k, with a 640 fico score. My savings is under $5000, and I have a fair amount of money available on my credit cards. I work full time and right now my expenses equal about 85-90% of my income.

My goal is to purchase my first buy and hold property before Feb 2017, and purchase my next one 6-8 months later. Each year after the goal is to double up through refinance and equity. Once I build my capital up I would like to work on my first flip.

Thats where I am in a nutshell. I really hope to find someone that is as serious and passionate about real estate and interested in my success as I am. Someone who really focuses on building systems and structure in a business.

I am very driven and motivated, I  just need the proper guidance to get started in the right direction to help build my portfolio into a 6-figure plus a month well oiled machine. 

Please take this discussion very serious as I will take the coaching, I am not here to waste anyones time nor my own.

Thanks BP Fam for those that understand my vision and are moved in helping a newbie accomplish success and greatness to hopefully one day pay forward!

BP Family, I cant thank you enough for all the powerful information and insight from yall! It was very enlightening and calming to a degree hearing some of your suggestions. 

I will utilize and implement some of the tactics mentioned and see how it goes. I know how I am, once I make a few calls, it will probably feel no different from calling anyone else. 

I will keep yall posted on my progress and thanks so very much yet again BP Fam!

Shay Allen, great way to put it in that context. Talking to women has never been a problem for me in the past so I could treat it in the same capacity. 

Yea, you are right simple is sweet. And putting it like that does make sense for me because I like things very simplified if possible. 

Great man, I appreciate this info and it definitely makes me feel a bit more at ease about the situation.

I went to a investor training in a investor group I am apart of where we had to do some cold calls to actual sellers and that is how they told us to go about doing it Jay Hinrichs. We had to play like a third party caller that was calling for a client that was interested in the property. That wasnt bad, but I definitely have to own up to it and break through if I am going to be able to more forward. But it is an effective way of going about it. Thanks, good info!
