I'll be arriving at Saturday afternoon and would love to meet up with other real estate investors. My investments include rentals, passive investing, a flip, and so far one airbnb. My next investments will be more airbnbs. I live in the Los Angeles area, but open to meeting people in any area and any type of investing. Let me know if you'd like to grab a drink or a coffee and chat. Real estate is one of my favorite subjects, so I'm excited for BPCON.

Hey Jamie, I would love to meet up with you even though I don't invest in the Atlanta Area. I'm arriving tomorrow (Saturday) afternoon.

I manage my own rentals, both STR's and LTR's. The STR's are a lot more work, but once you have the systems in place and a good cleaning crew, there isn't too much work. There is a lot of messaging, but even that is somewhat automated.

Alan, I Iike your idea of working on an emergency basis. I also received a message back from another air bnb saying they would share their cleaner with me. My goal is to have a few people that live close by and then if the first one isn't available I have others I can ask. I didn't expect this to be one of the more challenging issues but you never know. Like anything else in the real estate investing world the best lessons seem to be learmed by trial and error.

Thank you Jennifer. I've tried local cleaning companies and they are $160+ and it takes less than an hour, so I can't justify charging that much.
@bruce woodruff Hi Bruce, The nightly rate is less than $100 so I may not be able to justify such a high cleaning fee and it's not in line with the other AIR BNB's in the area. I may end up going that route if I need to and then I'd probably just get guests staying longer, which is actually easier.
@Pete Patel Thank you Pete, I'll check out both of those options. I appreciate it.
Thank you everyone. Someone from Facebook gave me a referral and when she gave me her price, I actually told her I'll pay her more, so that made both of us happy. Hopefully she works out.

Wow that's a lot of obstacles to overcome. I hope at the very least your spouse is on board now. That's the hardest one to deal with long term.

I have a small air BNB that takes under an hour to clean. The person that was cleaning it is no longer able to do it and I've had a hard time finding someone to clean it. They need to live close by to make it worth it and when I thought I found someone, she said she can only clean it if she's in the area. It needs to be cleaned at a certain time because one guest leaves and the other one arrives the same day. I've tried Facebook, Next Door, asking everyone I know in the area for referrals and messaging other air BNB hosts in the area asking if they could recommend someone to clean. When I get a recommendation, they are too busy and not taking on any new jobs. I've cleaned it myself the last few times and luckily it's close to where I live, but I'd rather spend time in other areas. Does anyone have any suggestions on finding an honest reliable person to clean? Thank you.
