I love New Braunfels, I was there for the 4th of July weekend earlier this year. Took my grandkids to camp and ride the river. If you can come across especially river front or even adjacent property, your summer rentals alone would pay for the property all year. Doesn't even have to have a structure, just land for camp grounds would bring you loads o cash.

Also make sure any contractors you use are bonded and insured.

Donna, I just found out about this site and I am so impressed by the camaraderie here, hands down the best advice I've been given thus far. I too am in the Sugarland area. Have you looked into local real estate investing networking clubs? I've signed up with a few and my first RSVP'D event is next Wednesday. I am looking to retire in the next 5 years so I have to make every opportunity count. The podcast's and webinars on this site are GREAT!!! But be prepare to take notes quickly as they give you a lot of information quickly. I will get on every one I possibly can.

Hey Bobby, I am new to this as well. I too have wanted to do so for 20+ years but was completely unaware of the resources available until recently. Seriously, just before this reply I sent a message to a friend of mine that is a realtor that moved to Dallas last year. To see if she is still doing real estate and if it would be ok to refer people to her. As soon as I hear back from her I will let you know. I haven't done any deals yet, but I have my LLC set up and all pertinent ground work in place. I have learned a lot, but I have also learned that there is still a lot I need to learn. We never know what we don't know until we know, and that cycle is never ending. I have learned it is not in your best interest to pay a rental off quickly also LLC each rental separately.

Thank You! and glutton for punishment indeed. Yeah, I have experienced the 40k upsell for "advanced training" I knew that was coming but figured I'd still get something out of it I didn't know before, and I did, without the "investment". I am also actually looking into changing my second major to something in real estate for the same two birds one stone reason you mentioned. Great minds and all. My name is Stacy I am a native Houstonian, single mother of two (now grown-ups). With twin grandbabies (6 & 7) on the way. I currently work full time in an Accounting and Administration capacity at a local maintenance supply company. I take full time college courses working on double Bachelor's degrees. While simultaneously focusing on starting a business and becoming successful in property investments of all kinds.
I am extremely motivated, anxious and excited to become a real estate investor. I have been researching and trying to learn as much as possible. So far I have in place my company name (A. Horton Homes LLC), logo, website, email, phone, p.o. box and business cards. I've gone to several classes and workshops, where recently I was advised that BiggerPockets.com would be a good place for me to affiliate myself to find credible help and resources necessary to getting started in real estate investing. I watched a podcast this evening and I think the best advice I've received so far was to check out this site. I'm not financially able to go make cash deals on my own just yet, but even if I were, I still need to know more than I do, so I make good investment decisions. I am hopeful that in the very near future (maybe with a little help from some new friends) I will be an actual successful investor. I welcome any words. of wisdom, cautionary tales, or helpful hints anyone wishes to share with me. I look forward to getting to know more people here as well.
