Hello BP, I am looking for recommendations for a multi-family property manager. Property in question is six units in the 85008 (phoenix) zip code. Key points are low tenant turnover, doesn't rack up profit by "finding" a bunch of maintenance issues, and keeps their fees to 7-10% of gross rent. Looking in the forums it seems Jason Geroux, Anne McCawley, and @Dick Rosen are among those recommended.

What can be done if an apartment complex loses a package that was delivered? The management had placed a slip on the door stating a package was delivered, but then said it must have been a mistake since there was no such package in the office. However, per tracking it indeed was delivered to them. They just lost it.

We paid 1.1mil and expect to put 250k into it.  We have several options on the exit.  We can refi all the capital out and keep it for cashflow and infinite returns, or sell and move onto the next.

If this property was completely empty the offer might have been slightly lower, but not much.  This is a topic that I am very interested in and would love to hear other options.

I mean instead of getting the pro forma value based on a market cap rate and then deducting from that based on the risk of a vacant property, why not just use a higher cap rate when deducing the pro forma value to begin with
