Hello BP. I turn to you today because for the life of me I cannot figure out who owns a 69 unit multifamily property called Pinnacle Dayton on 1610 Woodman Drive Dayton OH 45432. Has *anyone* heard of this property and know *anything* about it?

If someone was successful and active in real estate, and was someone who would be a good mentor, why would they want my money instead of the value I could provide in *actually doing a deal together*? In fact why aren't they *actually doing a deal* with me and just taking my money in exchange for talking on the phone? Do they need my money? Are they not looking for deals?

In my experience, I focused on being active and *making myself a valuable person to mentor* first and then my mentor(s) simply gravitated into my life. And those are the best kind of mentors. 

The only exception was that I did once pay a mentor for his time, but only because he was local and active, and because he made it clear what his time was worth, and was straightforward that he was not promising that I would even want to do real estate or that he was going to sugar coat it, and only because he made it clear that we *were going to do a deal together* so long as I followed his instructions and did the work.

If you live in NYC I might suggest looking into Property Shark. It's not property management per se, but it's what many property managers use for their business. That might be a great mix between commercial real estate research/property manager operations for you. I currently work for their parent company Yardi Systems as an apartment researcher and it has by far been the best decision for gaining my unique advantage in REI yet.

Hey Kudos for getting started. Best way to go about this, in my opinion, is to specify what valuable thing you have to offer in exchange for time. Not sure that that is? Then all you need to do is hit the pavement and find a potential deal. You'll get a ton of would-be mentors if your next post says "Looking for a mentor to partner on this great deal I found"
