@Barbara Long Don't leave.  Stick around and learn.  I think most of the posters above realize you're new to this and may have been led astray with some questionable "mentoring"....which is exactly why Bigger Pockets came into being 10 years ago.  The founders here ran into the same sort of shady dealings when they were initially learning.  Most of the people who commented are quite good at what they do, and if you stick around and follow their posts and comments, you'll pick up more and more.  Heck, I've even witness some pretty impressive "sparring" among some of the bigger players here and it is REALLY enlightening.  I know, for myself, I have learned enough that I ponied up for a Pro account simply to SUPPORT the site!

Hubby is from Maine, so a BIG Pats fan........we are a house divided!  GO HAWKS!!!

@Mason V. I agree with several of the other "locals"....and I completely understand your description.  Klamath Falls, down the road a piece, has the same, unenviable reputation...despite the fact that, geographically, both towns have STUNNING scenery and outdoor appeal.  I maintain that the only difference between us and say, Bend, is some short-sighted city councilmen, mayors, or others in position of influence.  Taxes are a big turn off, and neither city has embraced the outdoor tourism that could completely revitalize the area (like Bend has).

That being said, I am seriously thinking about getting some small buy & holds here.  The housing market is completely in the toilet here (if you're trying to sell).  I interviewed for my job in March of 2014 and MANY of the same houses the realtor showed us during our tour of the city, are still unsold.  Lots of foreclosures available.  There is a military reserve base here, so I know there will always be a small, but steady, stream of decent renters available, if I choose my property carefully.  You can likely do the same. @Peter MacKercher You can't "repair credit" (especially not a bankruptcy) in 3 weeks.

I completely understand why he wanted the property, but WHY did he bid on it knowing he did not have financing in place and probably would have a hard time getting any??  $30K is a big chunk of change to just give up.

Good luck with finding alternative financing, though.  It sounds like he has big plans if he can work it out!  Wish you guys the best! :)

Not related to the original question but do be aware that there will likely be increased upkeep on an Oregon coastal property.  I spent the first half of this year working in Astoria, OR (and I want property there, badly!) and have a house on the Puget Sound in Washington.  Winters are BRUTAL on the houses on the Oregon coast.  The Sound at least has islands to buffer some of it, but while I was in Astoria, I was truly surprised many of the houses were still standing.  The storms / rain / ice is no joke out there....

Thanks David.  It was a long, hard climb back up for everyone involved.  I'd hate to see it happen there again.  Houston really is a great city in many ways....and all of my old best friends still live there.  I wouldn't be surprised to find myself investing there in the future.  We'll see how it goes...

Make sure you have exit strategies and are getting a GOOD deal.  

My parents lost our family home (the first they ever purchased), in a good, middle-class Houston neighborhood to foreclosure in the 80s.  My dad was a computer engineer working for Texas Instruments.  Got laid off.  Got another job with Exxon. Got laid off.  Got another job with Gulf (I think...they all ran together after a while).  Towards the end, he was willing to work at McDonald's (who wouldn't hire him since he was "overqualified").  Sad time.  Cost my parents their house, and their marriage....

You are not alone, Sylvia.  We all misspell on occasion, and some of us think/type so fast that the word on the page is NOT the one that was in our head (I am guilty of that often!), but when a misspelling or other grammatical error is repeated over and over again, it does draw attention and annoy.

That being said, I'm quite sure my English Composition professor could find, in this response, a hundred potential errors.  Meh.
