With $200K cash, a high W-2 income, and no need to self-manage, buying new-construction rentals in growth markets like Tampa, Orlando, or Jacksonville is a smart, low-maintenance strategy. You can comfortably pick up 2–3 properties with 25% down and still keep reserves.

Since you're holding long-term, focus on solid location fundamentals and work with a quality property manager. DSCR rental loans are ideal here, they don't rely on your W-2 and let you scale efficiently.

Luisa, that jump in assessed value, and taxes is tough, but not uncommon in hot markets like Goose Creek. The “5-year hold” rule is just a guideline. What matters is your net proceeds if you sell now: estimated sale price minus loan balance, agent fees, and closing costs.

You're right to be cautious. A legit cash buyer should close in 15–21 days. The 60-day close is likely a tactic to tie up your property, then renegotiate once you've lost valuable market time. Classic investor play.

Flipping offers faster returns but higher risk and taxes. Renting provides steady cash flow, long-term appreciation, and tax benefits. In a strong market like Atlanta, rentals often outperform over time, especially with DSCR financing options available.

Hi Keegan, since you're starting with limited savings but no debt and steady income, house hacking is the best first step. Buy a small multi-family or a single-family with a rentable space, live in one part, and rent out the other. It lets you build equity and cash flow with low out-of-pocket using FHA or similar low-down financing.

Aim to save at least $10K–$20K to cover down payment, closing costs, and reserves—more if you're targeting higher-cost markets.

Once you build equity or cash flow from that, you can scale into other investments.

Ethan, the seller financing terms are strong, but negative cash flow, upfront repairs, and limited reserves while starting college make this high risk, especially with family involved.A good loan doesn’t fix a weak deal or stretched capacity. You’re better off passing for now and preserving flexibility. The right deal will come when you’re better positioned.

Bobby, for your first house hack, focus on cash flow over appreciation. Cash flow covers expenses and keeps you in the game, appreciation is long-term and uncertain.

In your target areas, markets like Pottstown or PVille tend to offer better returns than high-price areas like KOP. Run the numbers strictly on actual rents.
