 Joe, I completely agree. Half of something is a win, especially early on when experience and momentum matter more than squeezing every dollar. Retaining control while leveraging capital is a smart balance.

One big lesson many investors learn with DSCR loans is the importance of planning exit strategies early. Lenders typically base approvals on property income rather than your personal income, so making sure your projected rents support the refinance terms you'll need is critical. Also, hard money can be a powerful tool for speed and flexibility, but it's key to build in enough margin so you're not squeezed during the refi.

Underwriting guidelines can vary a lot, so it helps to work with lenders who understand both BRRRR timelines and investor goals.

That means joining local meetups, online forums, or REI groups in your area, and actively contributing, ask good questions, share your goals, and offer help when you can. Relationships tend to form naturally when you're genuinely engaged.

Also, consider reaching out directly to professionals you admire, many seasoned investors are open to mentoring if they see you’re serious, respectful of their time, and willing to put in the work.
