Jordan, you’re thinking like a true investor already, great mix of strategy and hustle.

What you’re doing right: building equity, planning exits, and staying flexible. Where it can go wrong is trying too many approaches too soon. Start with one (like $180-200k flips or mid-tier rentals), build experience and cash flow, then scale.

And option 4, funny, but with the right probate strategy, not far off!

You’ve got a solid foundation. Keep going.

Ron, you’re spot on about California’s 10% usury cap, unless you use a licensed lender, debt-based investor returns are limited.

Equity structures (like profit splits or preferred returns) are more flexible, let investors share in upside, and are common when pooling funds. Just be sure to handle legal compliance, especially if it’s a syndication.

For a simple setup, use debt via a licensed lender. For scale and investor alignment, equity is the better route.  Happy to explore further if needed.

For multifamily or mixed-use, have you had better experiences with agency-backed loans (Fannie/Freddie) or with private lenders who move faster?
