As an investor, if I speak to a real estate agent, I expect them to be knowledgeable on their area. Are there rental in the area of interest, SFHs or multifamilies, cost to purchase, expected rents, tenant profile, source of income, growth... things like that.
In the long distance real estate investing book by David Greene he describes hiw to recognize a realtor who is a rock start. Read that book and learn those traits.

If a HELOC is not an option, I think you should look into an unsecured personal loan in a bank or credit union.

I think looking for areas in New Jersey with a high number of commuters will help you with a higher demand, and decrease your property vacancy.

. You should open a HELOC first while waiting for the right time to purchase your investment property. Opening a HELOC can take a few months and that could delay your property purchase.
