2.6 million asking price on a 3.6 million After-Repair-Value (ARV) post cosmetic rehab and lease-up. Estimated rehab is 250k. Property is fully documented with a rental license, Section 8 registration and ready for lease-up. First several units already leased at 1250/2 bedroom and 1100/1 bedroom. Building in great structural condition. Large-sized apartments. 17 units cosmetic rehab already completed. Conservative underwriting assumptions. On-site superintendent on the premises.
