I have rentals in Cleveland on the east side of the city sfh up to quads. I purchase and rehab we have a local property manager that handles all the on the ground work. We try to be sub 30k all in.

I'm no lawyer I'm sure each state has different laws so check. i have never had an issue with getting lock box code if there is one.

Try to put a add on Craigslist for someone to take pictures of the property's you are looking at. I pay 50$ per property 100 pics. From that I get a real time look at the asset. Also don't run my agent around during the rough screening process.

i have bought and sold using quit deed. i agree title search then if all is clear go for it a lawyer or a title company can pull title.

u could at markets outside the northeast or west coast. The Midwest and parts of the south. Atlanta shot up in price so I started investing in the Midwest

try blow heater from home depot i just bought one for 150 for my rehab in cleveland paint and compound will not dry/set under 40 degrees.

the Midwest is great for low priced cash flowing single and duplexes. I purchase in cash and use a management company. Great returns low risk.

i put renters in because i sell more then one house at a time. so while they are on the market mite as well cash flow them as they sit. when they are filled i don't worry about brake ins messing up the renovation. duplexes are for investors so having it filled is mostly looked at as plus. cash flowing from day one.
