Hello - just need a quick piece of help here. Looking at a listing and in the Property History section it lists the "Foreclosed Date" and the price. Then more recently it has the "Listed by Bank" date and a lower price. Now that this home is "Listed by Bank" does that mean that other liens have been satisfied and now all the bank wants is its loan repaid?

Hello! Driving around I spotted a house in a decent neighborhood that had a fat FOR SALE sign in the front yard and a phone number but it's not a broker sign. The house is not listed online anywhere. I checked public records and public tax records and taxes are up to date, so it doesn't appear to be a foreclosure/delinquent situation. I want to call the number and ask about it but I am new to this - I feel I have only one chance.
What questions do I ask in this first conversation to make me sound knowledgeable and seriously interested and that will also put me in an upper-hand negotiating situation? What should I NOT say? This home might be out of my price range but I want to find out as much as possible without showing all of my cards. This could be a great rental property. Thanks for any help!

Hello - I'm not in town but I'm looking at these markets. Can anyone tell me areas/zip codes to look at and which ones to avoid? I know there are spotty areas all over, plus whenever I visit it's hard to tell where the "happening" places are. My budget is $150,000 or less. Thank you.

Greetings! I am new to the forum. I'd love to hear your story of your first deal. What did you buy, where was it and how much did it cost? And how was the repair phase (if you bought a fixer)? I am starting slow, mostly education, but I can't help but run the rental calculator occasionally on random houses I find in random places. Most of what I see is pretty scary living conditions so I know I'll have to fix it up (and find a team to help me!) All very overwhelming. Would love to hear how your first deal went.
