Generally, with voucher programs, federal or local government, you and your property have to be pre-approved to participate. Now may not be a good time to get involved in this situation. Though you are guaranteed your rent there can be other challenges. And NO, landlords are not obligated to participate at all. DON'T let her situation suck you into an emotional decision. What you're doing is business and only business not a charity. Sounds cold but it's real. You should look out for your business model first.

Tenants cannot dictate to you what you should/ought to do. In these legal situations nothing can be implied all has to be spelled out. If she's emphatic on not wanting to be in a place with three tenants, then offer her to opportunity to pay full price for the additional space. Why should you take the lose?

You're not meeting them at 11:00 did not cause them to do what they did. That was just them.

I say HELOC. But best to go through the scenario with your bank. One thing about a HELOC, you only pay for what you use unlike a refi. All the best to you.

I know of no penalties but a fee here in Georgia. I think your best recourse is to talk with an attorney. If the person on title has diminished capacity, can they legally sign. Plus, there's the issue of is family trying to hide assets. Talk with an estate or probate attorney.

In my opinion, what makes a good/great deal is when ALL parties win and are satisfied. That has always been my goal in my business. Granted that doesn't always happen someone might believe that they've been taken advantage of BUT if you know that you've worked to coordinate things for the benefit of all and you close, you have a good/great deal. If the deal isn't good/great, it doesn't close. I've been a Realtor/Broker for a lot of years but am now looking into wholesaling. I'd be happy to talk with you. How do we do that?
