thank you. Our attorney indicates we don't need any licensing, since our lending is direct....individuals lending directly to individuals

we're not doing it as a company, as a company, we simply find the deals, and we put the two flowers together. But we charge a service fee for this we don't get involved in the lending itself

for instance Harold will lend rafael money, or Guy will lend from his 401 K or Billy Bob's individual company is lending directly to the borrower.

But I appreciate the rest of the information that's very helpful thank you

AS a US investor who has done a couple international deals, I find (and would love to do again) that JV deals (your money, my experience and time and physical "localness" to the deal) are the best and safest. both sides make money together....so there's less risk of being "taken" or "mistaken"

I have experience in overseas investors and want to return to serving that market.

We found that residential rental units as well as commercial were the 2 best ways for them to make money and understand the opportunity.  Things like tax sales and mobile homes...didn't translate as well.

My local market (Scranton PA) is a good one, because i can generate 15-22% cap rates in my sleep, allowing me to split profits with them and therefore do no-fee investing. Depends on market, but sometimes a JV like this works well.

Hotels and large scale commercial, of course, but I'm limited in that area.

Open to teaming up with anyone that wants to explore international investors or lenders.

Hands down, Scranton PA.  30-35 k / unit finished (rental) cost (bought, fixed, rented, managed, done.)

rents 600-800/mo

taxes under 2k/yr for a 2 unit

after 30% maint/vacancy/management pad, I still make 15-22% cap rate

Rent to own tenants will pay 12% interest no problem

refinance will often return 25-30k per unit, meaning it's basically free.

-1/3 maintenance/vacancy/management

- hard costs

-$75/door profit

balance tells me mortgage payment

put that into mortgage calculator at 6.5%, 20 yr amort.

thats max offer, fixed.
