I lived and worked in the Middle East and my apartment had mini splits.  While there was little need for heat, there was most definitely a need for cooling and they worked well.

I too am looking at properties on Loopnet.  Keep in mind that property taxes are based on appraisal, and, if the property sells, based on the sale price which can adversely affect your taxes especially in a high tax environment like Harris County TX.  My search continues...best of luck!

I think some reasonable regulation is very important, but outright bans seem over the tops in regards to government over reach. As with so many things, everything in moderation...

James Wise I come from Houston where there IS no zoning.  That being said, no, I am not in favor of residential properties next to factories and refineries like we have here.  But residential properties, no.  It should be up to the owners as long as it doesn't produce a public nuisance.  I'm actually looking to buy a small apartment complex here and perhaps use one of the units for AirBnB type revenue generation.

Has anyone done business with Carey Parker Loans out of Florida?  Does anyone know a John Maxwell who reps for them?  Thinking of doing a small apartment complex buyout and hold but not a lot of cash in the MacJac kitty right about now...

why should it be anybody's business but the property owners?   Why do we need the Nanny State involved in a property owner's business?  I bet the hotel lobby has lined some pockets and is pulling strings...

Building your house on top of a volcano is like building a house in Galveston on the beach.  You pays your money and you take your chances...stupid is as stupid does!

I just sold the house I bought through NWA. Check the comps closely. THey may be cherry picked or old. Although we were told we were bidding on the property I later found out there were no other bidders. Shame on me. Due diligence. Not NWA fault we picked a crappy realtor to market our property and it languished on the market (no names mentioned Lance Lokin...). Also not NWA fault Harvey came along and removed the roof partially and spoiled the Houston area RE market for several months. I may still do business with them again although I don't believe the non negotiable prices anymore, I think there is some wiggle room there. Still, DUE DILIGENCE. At the end of the day we all pull up our big boy pants and move on with lessons learned.
