Cash invested: $45,000

Buy and hold using hard money. Refinance completed 4 months later, didn’t pull out any cash.

@Robin Searle would you mind sharing your STR rental management contact info?

I have 4 homes in COS, 1 is my primary and 1 is a LTR. The other 2 I am considering for a STR. My main concern is the cost to furnish the homes is something I'm not sure I want to spend on. Obviously a large initial cost in the beginning.

Purchase price: $300,000
Cash invested: $20,285

Ultimately we agreed on a purchase price of $300k for the home which resulted in having to come out of pocket for only $20k. We closed in May 2021. Currently we are in the process of refinancing, and comps for the area are about $425k. We are renting the home out for $2230/mo.

A woman from work told my wife and I that she was planning on moving out of state for a job and wanted to sell her home. She wanted hard money and was planning on not using a realtor. I quickly went to work looking for a hard money lender and was approved for $295k to purchase this house.

I’ve heard some people mention Knob Hill, in Colorado Springs as a good place to buy right now. 

Is anyone investing here now? What are your thoughts about the area?

@Randell Mullally the VA loan is only good for a quadplex (4 units) - unless it's a quadplex and somehow you can add an extra unit or two.

I’m also in Colorado Springs. I’m currently active duty and have been working with Bryan Rodriguez and his team. With his help I’ve bought 2 rental properties off-market. He’s a veteran, realtor and investor himself.

@Gill Dupree I hope you're able to find your way to the US. I would suggest you check out Colorado! There are several great locations here. Personally, I call Colorado Springs home. If you like hiking, skiing, mountain biking or the outdoors in general I would say you should check out the area. 

I lived in the San Antonio, TX area a few years ago and I really enjoyed it there, however, Colorado Springs just feels more like home for me!
