WOW Greg! Those are all excellent ideas. The roll over numbers would be great to see for newer investors and considering that's what I'm likely to end up with first, I'm definitely gong to incorporate that.

I'll be sure to touch on the buy and hold strategy. I hadn't thought about setting it up that way but I'm certain it will pencil.

Unfortunately 150K is entry level for my market and I will not risk commingling funds. Too many people have lost their *** in court by practicing banking without a license. However I will suggest Co-ownership or LLC investing.

I have a few places I can pitch for free when I get to that point. I'd like to take on only a few new investors at a time to work the bugs out of the transparency process. It's a lot easier to put out a few fires instead of dozens.

Thanks again for taking the time to review this. I love this site. We have such an awesome community.

Thanks for the solid insight as always Jon. I am handling everything and I can see how that is unclear. Taking only 1/3rd is worth it for me if I can take on more partners. I'll make the changes.

Page 3 is an analysis of recent sold properties for the last few months and the potential upside of those properties. I'll be sure to clarify.

I'll add a 5th page with a break down of a few of my own recent transactions. I'm sure proven results would be reassuring.

Wow, I haven't been on here in a little while. It's good to see some familiar faces. I know how much everyone hates bs. so I'll get to the point.

I'm putting together an outline of my home flipping process. It's extremely streamline and easy to explain. After doing it for a while now I want to take on a few partners. Before I get 100 warnings, no I am not syndicating funds. I want one partner per property.

I want to know what some of the experienced investors on this site look for in a proposal. I've written 100 outlines and they just keep getting longer. I'm looking for the core info. ROI, Process, Experience, exit strategy, etc?

Some times I'm glad only 22% of the public votes.

If you haven't read the bill or for that matter a news paper, don't call a radio station. One sentence is controversial in the entire bill and it's not weather or not illegals should be allowed to stay in the us.

I love the pubic.
