Parking: Loft 84 does not have designated parking but they are surrounded by parking lots. The lot directly across the street is free after 5:00 PM. The self parking garage on 10th and Lemon is free after 5:00 PM. There is also plenty of parking on the street. All street parking is free after 5PM.

Join us for coffee & networking! Some of us have busy schedules and can't always make it to the big meeting on the 4th Wednesday, so we do a coffee MeetUp the Saturday before to meet everyone. We have a very diverse crowd that shows up ready to make deals -- so bring plenty of business cards! It may be early, but it is very much worth coming for new and experienced investors alike.


Lift has a location in the commercial district of Riverside. It's a really open space with lots of room for us, plenty of parking, and good coffee. They've got pretty good pastries too! Let us know what you think. We look forward to seeing you all there!

Lisa Mailhot hosts a monthly cashflow meeting at her bar in Yucaipa. We'll have a designated room in the front to accommodate 20 or more people. If you have a cashflow game please bring it so we have multiple boards. The bar has a full menu and obviously drinks. If you've never played Cashflow, it will change the way you look at real estate.

@Jim Keller @Paolo Ruggieri Great Method. Options are a the easiest way to make your first million. There's also a no money down method to this transaction without a taking title.

Buyer purchases a 2 year option to buy the property from the seller for $120,000 after 1 year.

Buyer offers an investor 10% for a $120,000 loan with no payments for 2 years using the option as collateral (Cost: $12,000 for 1 year)

Buyer gives the seller the ability to buy back the option for $140,000 within 12 months. (Profit $20,000 - $12,000 = $8,000) with zero out of pocket. 

Conditions: Seller must keep all payments, taxes and insurance current.

Seller must sign a 3rd party authorization for all lenders on title. 

Buyer can not acquire any additional liens or encumbrances (memorandum of option recorded)

If seller fails to meet these condition the option accelerates immediately. Buyer closes escrow on the property or sells the option to another investor for more profit.

@KMaire Our loans are a win win for everyone. The investor gets a sold return and the borrower greatly bumps their cash on cash return for only 1-2% more per deal than traditional hard money. We're pretty proud of our loan product.
