A friend of a friend (I know how that sounds) has a duplex in Pensacola that is owned by him and his sister. They want to sell it, there is a family member on each side (both leaving this month), they are looking for a cash offer that is more cash than I have. Duplex next door (identical building) rents for $1000 per side. So if anyone is looking for a duplex in Pensacola for $215 cash DM me and I will give you his cell phone number. All I ask is you not try to spam him with offers to help him sell, etc. If you are seriously interested I will simply provide his cell number and property address. I will take no part in the transaction, just passing the info since it is too much cash to work for me.

 @Jon Perkins, I have lived in Pensacola for many years, know the area well and have rentals here. Would be happy to help with my opinion (for what that is worth) on any areas you are looking around here.  Right now everything seems to be on fire but there are definitely areas that are better than others. 

I am using Zillow to collect rent payments.  I like it because it is free, the tenants can pay online, it is automated, etc.  However, it takes 7-10 days (which is longer than Zillow claims) for me to actually get the payments.  Honestly waiting for the payment is not a big issue for me, however, I am worried if their payment does not "clear" I won't know for 10 days.  Am I worried about nothing?  Are there better platforms?

I have read that your mortgage companies will not allow the transfer, any experience in issues doing this?

As with any market, you will need to manage your risk and build a team that knows the ins and outs of the market and make sure you have a property manager that will do their job correctly. 

I am also from Washington (Kent) and now live in Pensacola.  Guess the military likes to bring us all here.  I have a couple properties here and have been looking for more.  Happy to connect and help if I can.

I live in Pensacola and there is definitely a shortage of LTR.  Unfortunately, there is a shortage of houses for sale as well.

That is great @Erickson Sainval  I have so far avoided townhomes because I see so many that one person does not maintain their unit and the units next door suffer.  If I could buy the entire building I would feel better.  This may be an irrational concern.  Have you purchased townhomes before?  Are all three of these in the same building or complex?

@Blake Berryman I am also just starting out investing in real-estate in the Pensacola area. I purchased a LTR in August but looking to add more..perhaps MFR if I can find it. I have been avoiding deals that need much work because I just don't have the time to do it myself and contractors are very difficult to find right now. However, I have started to look at properties needing work recently since I just can't seem to find any available deals that are ready to rent. Would love to network with you or just compare goals, etc.
