I avoid areas with high crime due to lower quality of tenants and increase in property break-ins. If you do decide to pursue these areas then your PM company has to be really efficient, but as stated there is a reason why the properties in these areas are cheap.

I have heard of @Cody Sperber & some of his content around. Good guy from my understanding. I myself prefer the DIY approach learning style, but as Cody stated everyone is different in how they digest knowledge.

I would highly recommend attending local meetups in your area & networking with others in the market. Investors enjoy talking to others about their markets, which will help you pull from their knowledge.

You can also have a realtor set up property alerts for you in areas of your choosing. This alert can contain back on market, price reduction, and new listed properties. In addition to sending you recent or newly sold properties.

As others have stated @Harry Zhou zillow.com is not a good source to use for due diligence property values. However when using it in determining rents it can be relatively close give or take. 

Have you tried having a local realtor pull recent solds for you? This can be a good start
