Your idea of getting a small/mid-size multi in a solid market is an excellent strategy.

I have been in the Boise market for over 3 decades (mostly flips, some buy & hold and numerous jv).  Rental inventory is extremely low and rents are increasing accordingly due to both demand and the overall economy.  The availability of these types of properties is very slim and they go extremely quickly.  One option to consider would to build new inventory in an expanding section of the Treasure Valley.

Interestingly, I recently began investing in the Youngstown, OH area.  I am not doing Youngstown proper, which I find a bit risky in most sections, but in the outlying townships.  Market conditions are excellent there for prudent investment.  Would consider discussing a possible joint venture with you there.

I do not personally know the Columbus market, but do have connections there as well as Cleveland.

Your observations are solid and your plan for house hacking a small multi is a good goal.  As you know, small multis are in short supply in the Treasure Valley and get swallowed up very quickly.
