Beginning to invest in projects in the Boardman, Austintown & Canfield areas.
Not into Warren or Niles at this point, but may be opportunity there.

Eagle is a very unique sub-market in the Valley and as you pointed out has several price points within it.
Many of the homes in the older core can be updated and produce a higher ARV per sq ft. It is extremely difficult right now to buy them low enough, however to make them targeted flip candidates. If the numbers work, the resale is a no-brainer.

My belief in the market changes is based on historical trends in the Treasure Valley and other similar markets. Most of the seasoned agents I have discussed this with in the first six months of this year concur.
