Recent experience is that the property will be listed PERIOD.

Never hurts to do the research on the status of the default and contact owners.  Sometimes a  solution can be found ... not to be negative, but it likely cannot happen within the 10-day window.  My attempt is to find & work these opportunities in "pre-foreclosure" when more options are on the table,  Hope this helps a little.

Wells Fargo lists its properties.  Very seldom will deal directly with investor/buyer prior to their "process."

May be able to negotiate with "righhtful heirs" to get it out of foreclosure.

Networking in this Valley is my key to finding unknown/hidden opportunities.

I do work pre-foreclosures and probates.

Have tried many of the "systems" promising to find vacants and give you a quick step up, but yet to find one that delivers on its promises.

Have Zillow, Auction.com and realtor/MLS sites send me immediate updates on anything new with the "appropriate keywords" or selling conditions. Should point out, auctions are going at near retail prices these days.

I use Spokeo to find owner information.  It doesn't provide some of the useful details some of the other services do, but it is usually quite accurate and very inexpensive.

Use a number of tools for analyzing deals.  Most effective for me is a spreadsheet I adapted from Fortune Builders years ago.

Being able to react quickly when a true opportunity arises is paramount in being successful in our market.

The Boise market is facing exactly what you stated ,,, homeowners paying well above asking prices for sfh. Pocket deals are the key. Once they hit MLS there is seldom any opportunity at all, even on "fixers"

Deals are out there ... just takes work!
