I'm interested a bit in this topic as well. We provide our tenants a small binder that includes the lease, their application, HOA info, community contact info (utilities, schools, community amenities, etc) and manuals for all appliances in the home. We also provide a sheet with General home info - location of electrical box, main water valve, water manifold, fire extinguisher, paint colors, air filter size, bulbs types, etc. what we don't have is the handbook or a landlord policy and procedures and may need to create one.
It does seem marginal at best, but before you pass take into consideration a few additional details. Given the tenants have been there as long as they have has the rent been stagnant? Is 975 market or do you have room for any rent increases? Are your property tax assumptions based on the $145k or $169k valuation? If you bought it for $145k your taxes would be based in this amount as that would be an easily defensible valuation with closing docs. Not saying any of these changes would make the deal doable, but see if there are a other ways to improve your economics. Steven
Kelcey Land Rebecca B. Stephen Gantz Fred Heller well I wanted to follow up. I got a quote for $3 per linear foot for seemless gutters including all labor, materials, downspouts, etc. for a 1,250 sq ft home I was quoted $800. Unlimited Rain Systems.

I would not be worried at all about those violations. I recently prescreened an applicant and he was all good til I asked about criminal background. He said, "nothing criminal just a couple DUIs". Sorry dude you don't pass.

Through my broker I have coverage through Home Owners of America. On $110k of replacement cost, 1% deductible, $300k of liability and $5k of medical it's $550 premium per year. Seems comparable to Safeco. I don't plan to get an umbrella policy til I get 3-4 properties. I'm at 2 now.

Here's my section 8 situation. I've never done it. Voucher recipient has 4 kids under 6, recently divorced (she volunteered we didn't ask). Voucher and child support don't cover our income requirement. No employment. Seems like a no brainer to decline. The more I learn the less I like using the program.

Chris Propes I spoke to my broker about this just last week. The home we own we carry $300k liability. Once I get to three properties I plan to drop the liability coverage on each property and get a single General liability policy for $2mm ($1mm per occurrence and $2mm total per year). With more properties I would add a higher level of coverage. Based on what I've seen, your current coverages definitely are adequate.

Mike Davidson can you write in section 26 of the lease for special provisions that the move-in condition form dated and signed such and such is made a part of this agreement and applies upon lease termination and move out?
