I was wondering what are some of your favorite provisions you have included in your contract that aren't typical provisions? Something that helps me is I have a provision in my lease that describes the paint brand, texture, and color of every room for future reference. Anyone else care to share?

@Mindy Jensen I went to both links. My alerts are the same as they've always been and the frequency of notification is the same. for some reason I just stopped getting them.

Anyone else having this same issue now? I haven't received key word alerts in weeks.
I'm getting ready to place a cash offer on a home that has an existing long term tenant. The price I believe I can get with my cash offer is well below market. After buying the home I'd like to finance the house on a 15 yr fixed. Will a lender require me to fix any foundation issues before they will close on the financing?

I've listened to almost all of the BP podcasts and I've really enjoyed them.  I spend a fair amount of time in the car and was wondering if anyone had any other real estate investing podcasts, YouTube channels, etc. that they would recommend that also provide content comparable to the BP podcasts.

to close the loop the remaining tiles had holes in them after removing the towel rack. I just ended up replacing them tiles. 

I am about to activate a listing through Zillow Rental Manager and I wanted to know if its easy to edit your active listing.  For example, my current pictures aren't great, but I would like to get the listing active now, then remove older pictures and add improved pictures next week.  Has anyone had any issues with doing this in the past?

@Jeff Gatesthat's what I think I will do. It's an older cabinet and it's not worth disassembling it. Thanks for all the advice.
