I'm not planning to replace it just remove it and put towel holder on the wall.

I've also been concerned about having the sign in the yard because it scream "empty home" and invites the potential for nefarious activity around the house.  Thanks again everyone.

Thank you for the feedback. Postlets was what I recall hearing and I appreciate you letting me know it's now Zillow Rental Manager. I have never used CL even for typical buy/sell transactions but have friends that use it constantly. I will look into CL as well. Again thank you. 

@Mindy Jensenyes it's just the bottom. I thought about just adding a board on top but was concerned about appearance and reducing the clearance under the drawers above and plumbing. 

In one of the bathrooms of my rental, the floor of the cabinet became wet and ultimately warped.  The rest of the cabinet is in good shape, but I would like to just cut out and replace the floor section.  Any advice on how to cut out the existing warped flooring and what material to replace it with?

I have a rental that will be vacated in the next couple of weeks.  In the past, I just put a sign in the front yard and had no issues leasing out the house.  I honestly think I was lucky.  Previously, I believe I read somewhere in a forum that you can draft a single listing in a template and it is posted online at multiple sites for free, including pictures.

What was the service? 

Also, any advice for how to best use the template/service would be greatly appreciated.

If you have a tenant renewing their lease do you have them reapply in order to confirm that they continue to meet your rental criteria? If not a full reapplication process are you at least asking for most recent pay stubs?

@Mike S. you make valid points. The property in question is the the burbs of Houston and rent increases are slow. The market doesn't move that much from my POV. I, personally, don't care for the process of turning over my properties and I like to minimize vacancy. This property is also not very convenient for me to get to. That being said, as you suggest, you can always renew or enter into a multi year lease after the initial lease once the tenants have been validated as strong tenants. You at least have the option to not renew once the initial lease is up. 

If I go that route, I would probably approach the tenants at the 6 month mark and discuss amending/extending the lease at that point. 

Again, appreciate the feedback and perspectives from everyone.
