Hello BP users,

I am posting today in hope that other users share their experience working with creative funding for deals. As well experience working with a Hard Money Lender or have used Owner`s Financing to fund a deal. From what I understand, Hard Money Lenders usually do not care about the buyer’s credit. As well, most Hard Money Lenders base a loan on the equity in a property. After looking around I found that most Hard Money Lenders fund up to 70% of the purchase price, plus point and other fees. Please, correct me if I am wrong.

As from as Owner`s Financing goes I do not fully understand how it works. Both option require some kind of personal funding. Is it really possible to find and close deals with no money?

I know that plenty of resources on BP to gather information but I am looking

to interact with investors who have use either method of funding.

Hello Rod. Your sample is a very clear and professional message. I agree with you when you said most people prefer to be texted or emailed. I was just under the impression that I had to call all potential clients. I was in the car business for a little bit and all my contact with clients was via text.

I hope you don’t mind if I use your sample. I want success so much that the

Hello BP, 

My name is Steven Crawford. I am looking for a good example of a inquiring letter to obtain Real Estate properties. I was able to find a inquiring letter at ************ dot com.  However, I would like to find a  better sample.

Here`s the one I found:

Dear Mr. Real Estate Owner,

My name is Steven Crawford and I am real estate investor. I noticed you bought the property listed on craigslist. That area is also an area that I am always scouting for properties. I have a knack for finding really good real estate deals.

Many times I find more than one of these deals at the same time. I only negotiate on properties that have excellent equity and returns. If I can put together the financing to buy a property that has great equity and returns, would you be interested in looking at the numbers?

@Remy Balogun Thank you for sharing your wisdom with me. I want to be a Real Estate Investor because need and want Financial Freedom. I am not sure if that is enough. You're right about knowing your strength and weakness. I have heard this advice from so many book I had read.  Rich Dad Poor Dad, Think and grow rich and so on.  I will look into joining real estate investor groups. Hello. My name is Steven Crawford. I am looking into becoming a successful Real Estate Investor. I am having a hard time knowing where to start. I have reading BP including listing to blog and pod-casts. I just want to know what other investors do to get start. I do not have the skills to rehab a property nor do I have any capital to invest. What do I get started? Is there anyone out there that was in the same boat as me before getting started?

Hello. I am not an investor with years of experience. However, I have seen other investors make deals with no cash of their own. Most investors frown on using your own money to close a deal. The method I taught was  OPM ( Other people's Money ). It is not a easy method but if you can find a good enough deal and you have a good buyers list, obtain funds should not be a problem. There are also hard money lenders out there too. Oh course using hard lender would cost you more but there's never a good idea to use your own money. I would look into blog and videos about  funding with no money. But I think it is a bad idea to fund a deal off a loan.

Wholesaling would be the best method to fund a deal with no money down using OPM.
