Hey guys, I have a few questions about the program, and maybe @Michael Quarles would weigh in too.

1. I obviously want to put as much time into the course as possible, but if I can't always stick to the class schedule, can I still make it work? I have a part-time job and a daughter, so a lot of my time spent on investing is evenings and weekends, with some daytime hours here and there.

2. Are there any issues with the wholetailing model in Ohio? The state of Ohio seems to be keeping a watchful eye on wholesaling in general, and they are sometimes challenging wholesalers for "acting as a broker", etc. Have any of the students had issues with this in Ohio?

Yes, I've already told the buyer, and I don't think they are scared of it, but I'm just wondering if anyone has specific strategies that might help reduce the likelihood that my buyer ends up with a trashed property.

I'm sort of cross-posting this from the wholesaling forum to see if the landlords out there have any advice in this matter.

I'm a wholesaler with two properties under contract. Two identical houses that are about 12 feet from each other and basically on the same lot.

One is vacant, and has even been broken into and had wiring and pipes stolen. The other has a renter in it currently. She is month-to-month, so she can be moved out.

The problem is the seller thinks the current renter might have been the one who broke into the other one. At the very least, this tenant is possibly on drugs and I think she's sort of a "risk" for trashing her own house before she leaves if she's unhappy about being forced out. This would result in my end buyer having a trashed and potentially vandalized house, which makes me look bad too.

So my question is, as a wholesaler, how should I handle this? I know it's sort of "not my problem" but I also have a reputation to protect.

What would you do in this situation? Do you have any strategies for reducing the risk that the tenant is going to get mad and trash the place?

As others have said, you probably won't have any trouble in the Columbus area. 

Having said that, though, there are some CRAZY deals in Dayton right now. I'm a wholesaler in Dayton, so if you want to be on my buyers list to see what deals I have come up, send me a colleague request and we can connect. 

Congrats on taking action. It's so important and yet sometimes so difficult

Thanks @Chris Boyd. I'm curious, have you ever encountered resistance with that approach? Have any sellers every given you push back and how did you deal with that?
