Hi @Henry Aguilera it is somewhat frowned upon on BP to post asking for a mentor. I don't say that to scold you or anything, just to let you know their policy.

As Zahrah said, I would recommend checking out REIA meetings or other investor meetings and meetups in your area and start networking. You can also look in the Local Real Estate sections of the forums here on BP and try to connect with some wholesalers in your area.

Also, just continue to make posts in the wholesaling forums here and you'll get a LOT of help as you go along.

@Adina McCollough there are definitely a lot of bad and unethical wholesalers out there, just as there are bad and unethical realtors, brokers, rehabbers, and landlords. Don't paint with a broad brush as others seem to do and assume that all wholesalers fall into this category, just as all realtors and others don't fall into this category based on a few bad experiences.

It sounds like the wholesaler didn't really have it under contract but was maybe just trying to feel out the lead before they did, which is terrible and not how good wholesalers do things. Otherwise I'm not sure WHAT he was trying to do.

Sorry this deal didn't work out for you, though. I'm glad you asked for proof and protected your own interests early on.

Chris Chico has a great method for finding the zip codes with the most recent cash purchases. It's a good way to narrow to the hottest zip codes for cash buyers, which means they will be easiest to wholesale. Try focusing on the top few.

I really like Sean Terry's method, as it just gives you a quick, broad estimate to share with buyers and so that you can estimate it yourself to make sure the deal works. The reality is that your buyers will be doing their own estimates before they buy anyway, so spending a lot of time on repair estimates is time you could be spending on finding more deals. https://youtu.be/Cqgz5OpqvNU

Daniel Roman I haven't used it in a while but I think it was about $20-30. May have been more. Well worth it, especially if you have someone out of town who is not tech-savvy.

Daniel Roman you will find that Bill and others are constantly jumping into every discussion with their opinion that wholesaling is illegal. It's always a good idea to seek legal counsel about what you are doing, but those of us who have already done that can tell you that their arguments don't hold water. Even worse, their constant hijacking of every thread with off-topic posts is insulting to all users.
