@Brandon Brown you’ve come to the right place. What is your current living situation - do you own a personal residence or rent? Can you access your equity for a down payment?

Do your research and begin to go to every real estate meetup here in KC available as precautions slowly dwindle.

Learn wholesaling, look to partner on a buy and hold for some cash flow, or use your carpenter skills to help a flipper!

Hey Paul. I live and invest in KC, MO. I can help define your search more in areas where cash flow can be achieved! I do have an advantage that I self manage since I'm local but my first property is in a area most avoid - East of 71 and I cash flow 200$ a month. And I'm still paying PMI on that specific property.

Hey Nina, not sure how to find exact costs but I can tell you: 

-I have a property in East Plaza area, it’s a 1300 sq foot house built in 2009. It’s all electric. The cost varies month to month with temperatures but on average I would say the electric bill was about 90-150$/a month and water is typically 45-75$/ a month. Trash service is free. That is with 2-3 people living there. 

-I have another property in Waldo (South KC). It’s a smaller and older house. 900 sq foot and about 100 years old. Once again the cost varies but on average electric is 30-75$/a month. Gas is 50-90$/ a month. And water is about 55-85$/ a month. Trash service is also free here. (Pretty sure trash service is free in all of Jackson County but don’t quote me on that)

3 bed, 2 bath 1300 sq foot home built in 2009 with a unfinished basement and a large vacant residential lot next door

House hacked it for a year while making some updates

Now my house hack roommates are moving out and I’m putting tenants in it for about 150$/MO cash flow after accounting for reserves. Used a 3% down conventional loan
