Post: Annexation, Subdivide and Rezone

My wife and I currently have a farm property in Wellington Colorado outside of city limits. Our goal is to subdivide while in the county in order to build a regular single family home on parcel (A). Then work on annexing into the town of Wellington in order to rezone other parcel (B) to industrial or commercial to follow towns comprehensive plan. My worries are that following through with the wrong subdivide while in the county will affect my greater plan of rezoning and developing Parcel (B) after annexation with the town. I’m looking for any input or resources on these topics, order of operations. Any info at all would be a great help. Thank you!

Currently I have utilities figured out and have met with the city planner and my future plans after annexation follows their vision of the comprehensive plan for that property but he passed me off to the county since I’m not annexed currently and the county wants to pass me back to the city. It’s tough to get the exact answers in order to follow through with the process.

Hey my name is Steven and I'm fairly new here and looking for some input from others if possible. We have 36 acres off a main road just outside of a quickly growing small town in Colorado with an existing house on the property. We are in the process of subdividing and rezoning part of the property to follow the towns 20 year plan as industrial zoning. On another portion we are looking to build a new SFH. This is my first run in with a new construction loan and am looking for advise on different kinds of loans for a SFH build. Any recommendations would be greatly appreciated!

Post: Buying and Subdividing Land

Been kicking around the idea of buying larger acreages of land and subdividing and selling and/or renting. Trying to find any good recommendations on areas/states/cities where people have had increased luck with high profits and any ease when dealing with the process. I know there’s allot that goes into the process of subdividing especially when dividing multiple times. I’d like to take rural larger acreages split them into multiple 1-2.5 acre parcels bring in utilities or have them off grid depending on the area. Maybe build a shop with living quarters and let buyers build there own houses on parcels sold and maybe rent out some of the the other shop houses (Barndominiums) parcels for cash flow. We have the equipment to do the work but that’s only a small part. Any guidance or criticism would be appreciated.

Good Morning, my wife and I are looking to buy our first out of state investment property in Kansas City Missouri. We are searching for conventional lenders in or around the area. We are looking for a single family or small multi family property.

Any great Lender recommendations would be greatly appreciated!

We were thinking about using our Colorado lender but have had people tell us that it’s better to go with lenders local to where your investing. Not sure if anyone has any thoughts on this as well.

I’ve been looking into my first out of state investment property but wanted to get something within 5 hours from home (Fort Collins CO) if possible. Just wanted to get a feel for a little longer distance investing before I try my hand across country. Was wondering if anyone has had any luck in Hastings Nebraska? If so what kind of property and what kind of cash flow are you looking at? Any other advice or input on the area is also appreciated

We have a farm property (primary residence) that is just outside of a quickly growing town. We are wanting to subdivide our property. We have opened zoned property right now and want to leave a section of it open zoned for our house. The other part we want to rezone to industrial/light industrial. I’ve been looking at the towns land use and comprehensive plan for the future and they have our property in industrial/light industrial. My goal would be to do storage and build shops for commercial rentals. I’m looking for any insight on the sub diving and rezoning process. We are located in the Colorado Front Range. I’m wondering if I should go through a land Lawyer or directly through the county office. Any input or recommendations on land lawyers is greatly appreciated.
